Conditions

1.Applicability
These conditions form a whole together with the other information.

2.Reservations
2.1. A reservation for a particular period can be made by email, fax or telephone.
2.2. When a reservation has been made, the tenant will be notified and receive an invoice. After receipt of the reservation the booking is confirmed. Effecting a cancellation insurance is advisable.

3. Payment
3.1 The tenant will receive an invoice comprising the following:
a: the total rent amount
b: administration costs= € 25,00
c: deposit
d: supplements
3.2 Payment is as follows:
a: from the Netherlands – per bank or giro
b: from abroad – with BIC and IBAN number. The possible bank costs are the responsibility of the tenant.
3.3 Payment can be settled in 2 terms i.e. 50% directly after receipt of the invoice, the remainder at least 2 months before commencement of the period booked.
3.4 If a reservation occurs within 2 months before the period booked then the total amount must be transferred in one single payment.
3.5 The deposit must be sent together with the final payment.

4. Cancellation
4.1 After cancellation of the reservation a minimum amount of EUR 350,- and the administration costs will be charged. In case of a cancellation up until 4 months prior to arrival, 50% of the rental fee will be charged, 3 months 60%, 2 months 70%, 1 months 80% and in case of a cancellation up until one months prior to arrival the total rental fee is due. The tenant can open a cancellation insurance.
4.2 Cases of natural disaster, extraordinary weather, blockades, terrorism and/or other not mentioned cases mentioned in the cancellation insurance policy, for which a tenant might not be able to occupy the property, will not be applicable for cancellation.
4.3 In case the tenant abstains from effecting a cancellation insurance the obligation remains to pay the sum in total, the sum shall not be refunded.

5. Arrival / departure
5.1 Unless indicated otherwise, the switch day is always on Saturday.
5.2 Tenants will leave the house on Saturday morning before 10 am.
5.3 New tenants can occupy the house from 4 pm onwards. Tenants arriving after 6 pm will notify the owner.
5.4 After receipt of the final payment the tenant shall receive the address where the keys can be collected.
5.5 During the fore- and after season exceptions in arrival and departure times can be made.

6. Cleaning
The house has to be left clean and in the same state as on arrival. Garbage has to be deposited in the therefore intended containers. Any used dishes need to be left in the dishwasher and floors need to be swept. In cases of negligence extra cleaning costs will be deducted from the deposit

7. Use of the house
7.1 It is not permitted to use the house with more people than indicated. Only after deliberation and consent from the owner an exception can be made. In most cases a supplement will be asked (rent, water etc.).
7.2 Camping or placing of a camper on the grounds of the house is not permitted without consent.
7.3 In case of damages the damage will be deducted from the deposit.
7.4 Extra costs for gas, electricity, phone use etc. shall also be deducted from the deposit if applicable.
7.5 The deposit will be deposited, minus eventual deductions, back into the account of the tenant after departure. This shall be deposited within 30 days.

8. Use of the swimming pool / garden
8.1 It is not permitted to interfere with the technique of the swimming pool other than with the lighting and fountains. If the water level in the pool falls below the filter holes the tenant is obligated to supplement the water level with the use of the garden hose.
8.2 In case a tenant stays longer than one week than the tenant is obliged to water the pot plants so that tenants that come afterwards can also enjoy the flowers and plants.

9. Complaints
9.1 Grounded complaints need to be reported immediately and at the time of finding.
9.2 Both parties shall, through mutual consideration, try to solve problems or complaints.
9.3 In case both parties can’t reach a mutual agreement then the complaint can be motivated in writing within two weeks after which the case will be looked at again.
9.4 Any financial reimbursement shall never exceed the maximum of 50% of the total rent amount.

10. General and accountability
10.1 For damages and injuries that might overcome tenants during their stay, and for inconveniences the occur beyond the reach of the owner (blockades, extreme weather, terrorism) and unexpected building activities next to the holiday house no responsibility can be accepted.
10.2 The letter is not responsible for changes made in the furniture and fittings during the rental year. All other liability regardless on which based upon is explicit debarded.
10.3 Children and/or adults without a swimming diploma can only enter the pool with a swimming vest and under supervision of a third party with a swimming diploma. The owner cannot be held responsible in case of accidents.
10.4 The tenants are obligated to have a third-party insurance as they are held responsible for damages to the house let for them. The letter can hold the tenant responsible for possible damage if after checking (even after departure of the tenant) appears that the tenant has cases any damage to the rented house.
10.5 In case of printing and/or typing errors in the information the composer of those pieces cannot be held responsible and can adjust and correct these at a later date.
